Spring brought renewed energy to the Upper Keys waterfront market. Buyer traffic picked up across all neighborhoods, with particularly strong activity in the canal-front segment. Key Largo's spring market was the strongest of 2026 so far. Closed volume exceeded expectations, driven by canal-front homes in the $1.5M–$2.5M range. Buyers who had been watching the market since Q1 moved decisively when well-priced inventory appeared. New listings absorbed quickly.

Tavernier's spring activity was steady but not frenetic. The slightly higher inventory compared to Key Largo gives buyers more negotiating room, which appeals to value-conscious purchasers. Homes with updated docks and modern kitchens outperformed others in the same price range.

Islamorada's market remained balanced in May with no significant shifts in pricing or velocity. The $2M–$3M segment saw the most activity, while ultra-luxury listings above $4M continued to attract deliberate, well-advised buyers. New construction premiums remained strong.

Indian Harbor and Indian Waterways maintained their premium positioning through May. The limited inventory — typically under 12 active listings — keeps competition among sellers low and pricing strong. Buyers who find the right property in these enclaves tend to move decisively.

Venetian Shores saw typical spring activity for its price tier. Two closings above $3M confirmed continued demand for premium Islamorada waterfront. The longer marketing timeline is a feature of the ultra-luxury segment, not a signal of softness — buyers at this level take their time and negotiate hard.

Jaclyn's Take

What This Means for You

May is one of my favorite months in the Keys market — the snowbirds have mostly gone home, but the serious buyers remain. It's when you see who's really ready to transact. This May delivered: strong closed volume in Key Largo, steady activity in Tavernier and Islamorada, and a healthy pipeline of pending sales heading into summer. The spring surge validated what we've been seeing all year — demand for Keys waterfront property remains robust, and limited inventory continues to support pricing across the board.

Insurance Note

As we entered hurricane season, insurance conversations became more frequent in buyer consultations. I always recommend getting quotes early — ideally before making an offer. The three biggest factors are elevation, construction date, and claims history. A home built to current Florida building code with an favorable elevation certificate will typically see more manageable premiums.
