Should I List My Home Before Hurricane Season?

It's one of the most common questions I hear from Florida Keys sellers: "Should I list before hurricane season?" The short answer is — it depends on your home and your timeline. But the longer answer matters, because the right timing can save you money and stress.

Hurricane season officially runs from June 1 through November 30. As of mid-October 2026, we're in the heart of it — and sellers who prepared their documentation and made their repairs early are the ones whose listings are still drawing showings and offers. Here's how I think through the timing decision with every seller.

The Case for Listing Before June

The strongest buyer activity in the Keys typically runs from December through April. Snowbird buyers from the Northeast and Midwest are in town, the weather is beautiful, and people are touring properties with real intent. If you list in January or February, you're positioning yourself to capture peak demand — and you'll likely have a signed contract before hurricane season even begins.

Listing before hurricane season also means buyers have more time to complete inspections, secure insurance, and close without the psychological pressure of an approaching storm. Transactions that close in the spring tend to move smoother and with fewer complications.

Can You List During Hurricane Season?

Absolutely — but your home needs to be ready. If your property has impact windows, a newer roof with secondary water barrier, a clean wind mitigation report, and a solid 4-point inspection, you can list confidently during hurricane season. Buyers shopping in these months often represent serious, motivated demand — they're not casual browsers. They know what they're looking for, and they're ready to act.

The key is having your documentation in order. When a buyer can see your wind mitigation report, your 4-point, your elevation certificate, and your insurance history upfront, the season becomes less of a concern. They can call their insurance agent, get a confident quote, and move forward with clarity.

When Hurricane Season Might Work Against You

If your home has older systems — an aging roof, outdated electrical, hurricane shutters instead of impact glass — listing during hurricane season can amplify buyer concerns. Every time a tropical system enters the Gulf or the Atlantic, buyers hit pause. Showings slow down, and the emotional weight of the season can extend your time on market.

In those cases, I often recommend listing in late fall (after the season winds down but before the holidays) or waiting until the following January to capture the snowbird rush with a fresh listing.

The Off-Season Advantage

Summer and early fall bring fewer buyers — but also less competition from other sellers. If your home is priced well and you're flexible on timing, listing in a slower period can work in your favor, especially if your property is truly special. A distinctive waterfront home with a unique location or exceptional dock access will find its buyer regardless of the calendar.

My Recommendation

Here's the deal: every property has a different answer. The right timing depends on your home's condition, your insurance story, your timeline, and what's happening in the market at that moment. If you're thinking about selling and wondering about timing, let's have a conversation about your specific situation.

I've been navigating hurricane season listings for 21 years. I know when to push forward, when to wait, and how to position your home so that seasonal concerns become footnotes, not deal-breakers.
