How Insurance Impacts Buyers in the Florida Keys

In most real estate markets, insurance is a line item on a closing statement. In the Florida Keys, it's a deciding factor. I've watched deals slow down — and sometimes fall apart — because insurance costs surprised a buyer after they were already emotionally committed. Understanding how insurance impacts buyers helps you prepare your home for a smoother, faster sale.

With the 2026 hurricane season well underway and carriers continuing to fine-tune their underwriting, having a clean, complete insurance picture ready before your listing goes live has never been more important. Here's what I'm seeing in the market right now.

Why Insurance Is So Important Here

The Florida Keys sits in a unique insurance environment. Between windstorm coverage, flood insurance, and homeowner's insurance, buyers here often carry three separate policies — and the combined cost can be substantial. A buyer who's budgeted $15,000 a year for insurance but learns the actual cost is $25,000 or $30,000 may need to renegotiate the purchase price or walk away entirely.

Here's the deal: the more transparent you are about insurance costs before a buyer makes an offer, the fewer surprises during due diligence — and the smoother the transaction.

The Three Policies Buyers Need to Know About

  • Windstorm / Dwelling Coverage: Protects against wind damage from hurricanes and storms. Premiums depend heavily on the home's construction, roof age, and wind mitigation features (impact windows, hurricane straps, etc.).
  • Flood Insurance: Required by most lenders for properties in designated flood zones. Under FEMA's Risk Rating 2.0 system, premiums are now calculated based on the property's specific flood risk — not just the flood zone. This means two homes in the same zone can have very different premiums.
  • Homeowner's / Hazard Insurance: Standard coverage for fire, theft, and other non-wind perils. In the Keys, this is often bundled differently than on the mainland, and buyers should get quotes early.

What Makes Insurance More Affordable

Buyers who see well-documented insurance improvements feel confident. Features that directly reduce premiums include:

  • Impact-rated windows and doors
  • A newer roof (ideally within the last 10 years) with secondary water barrier
  • Hurricane straps and reinforced garage doors
  • A clean wind mitigation report
  • An elevation certificate showing the home is built above base flood level
  • A clean claims history on the property

What Scares Buyers Away

From a buyer's perspective, the biggest insurance red flags are:

  • A roof older than 15 years with no documentation of maintenance
  • Multiple insurance claims in the property's history
  • No elevation certificate available for a flood-zone property
  • A wind mitigation report showing needed repairs that haven't been made
  • Vague or unavailable insurance cost information

Any of these can give a buyer pause — and when a buyer gets nervous about insurance, they either reduce their offer or move on to the next listing.

How to Prepare as a Seller

The sellers who get the best outcomes are the ones who hand buyers a complete insurance picture on day one. Before listing, gather your current policies, know your flood zone, have a recent elevation certificate, know your claims history, and document any insurance improvements you've made. When a buyer can call their insurance agent and get a confident quote quickly, the transaction moves faster with fewer renegotiations.

If you're not sure where to start, that's exactly the kind of conversation I love having. I'll walk you through what buyers in your area expect and help you prepare the documentation that makes your home stand out.
