How Much Does It Cost to Sell a Home in the Florida Keys?

"How much does it cost to sell my home?" It's one of the most common questions I hear — and one of the most important to understand before you list. In the Florida Keys, selling costs have a few nuances that differ from the mainland, especially for waterfront properties in the $1M to $8M range.

As we head into the fall 2026 market, those costs have shifted slightly — insurance-related inspections have become more critical, and the return on pre-listing investment has only grown. Here's a transparent breakdown of what to expect, so there are no surprises at the closing table.

Real Estate Commission

The largest cost of selling a home is typically the real estate commission, which is a percentage of the final sale price. In the Keys, commissions are generally competitive with national averages, but they're always negotiable. The commission covers professional photography, marketing, listing placement on the MLS and major portals, negotiation, and the extensive coordination that waterfront transactions require.

In a market where the median transaction is well into seven figures, the difference between an experienced waterfront specialist and a generalist agent shows up in the final sale price — not just the commission line.

Pre-Listing Inspections

I strongly recommend three inspections before listing a Keys waterfront home:

  • Wind Mitigation Inspection: $150–$300. A good wind mitigation report can save your buyer thousands on insurance premiums and makes your listing significantly more attractive.
  • 4-Point Inspection: $150–$300. Covers roof, electrical, plumbing, and HVAC. Florida insurance carriers often require this for homes over a certain age.
  • General Home Inspection: $400–$700. Gives you the chance to address issues proactively and present a well-vetted property.

Total investment: roughly $700–$1,300. This can save you $15,000–$50,000 or more in post-offer negotiations by removing surprises before they become objections.

Preparation and Repair Costs

Every home has different needs. Common pre-listing expenses in the Keys include:

  • Dock and seawall maintenance or repair: $500–$15,000+
  • Landscaping refresh and power washing: $500–$3,000
  • Interior touch-ups, paint, and minor repairs: $1,000–$10,000
  • Professional staging: $2,000–$8,000 (depending on scope and duration)
  • Professional photography and drone aerials: Often included in my listing services, but typically $500–$2,000 if done independently

Closing Costs

Florida sellers are typically responsible for:

  • Title insurance: In Florida, the seller traditionally pays for the owner's title insurance policy. The cost varies by sale price but is typically 0.5%–1% of the transaction.
  • Documentary stamp tax: Florida charges a tax on deeds at $0.70 per $100 of the sale price. This is paid by the seller.
  • Escrow and settlement fees: Typically $500–$1,500 for the seller's portion.
  • Prorated property taxes and HOA dues: These are prorated through the closing date.

What You'll Likely Walk Away With

Here's the honest picture: after commissions, closing costs, and preparation expenses, most sellers in the Keys can expect total selling costs to fall in the range of 7%–10% of the final sale price. On a $2M home, that's roughly $140,000–$200,000 in total costs. On a $5M home, the percentage may be slightly lower due to fixed costs becoming a smaller proportion.

The key is understanding these costs upfront so you can plan your net proceeds accurately. I provide every seller with a detailed estimated net sheet before we list — no surprises, no guessing.

The ROI of Doing It Right

Here's the deal: every dollar you spend on preparation, inspections, and professional representation has a return. Sellers who invest in pre-listing inspections, stage their homes well, and price strategically consistently sell faster and for more money than those who skip these steps. The cost of selling well is always less than the cost of selling poorly.

If you'd like a personalized estimate of your selling costs and net proceeds, I'm happy to prepare one. No obligation — just a clear financial picture so you can make the best decision for your situation.
